should I choose ?

Choose the rate duration and structure your loan. This is the time to make good choices!

The fixed rates offered on the market are for 1 to 25 years. The LIBOR rate can be assimilated into a fixed rate, but only for a short duration of 3, 6 or 12 months.

On one hand, you could fix all of your loan on the same duration and relax knowing exactly what your monthly costs will be. However, in this case, you risk renewing the entirety of your mortgage at a higher rate. On the other hand, you could split your financing across different durations in a way that reduces the risk of cost increase at the time of renegotiation. But at the same time, this would also strip you of your power to negotiate the new rate due to the fact that the longest layers of the loan will still be fixed in the same financial institution.
